Terms and Conditions
Last updated: 28 October 2026
Welcome to The McCann Family Drainage Company. We believe in being clear and upfront about the services we provide, our pricing and what customers can expect from us.
These Terms and Conditions apply to drainage services provided by McCann Services Limited, trading as The McCann Family Drainage Company.
By accepting a quotation or booking work with us, you agree to the terms applicable to that service. Nothing in these terms affects your statutory rights.
1. Drain Unblocking – 30-Day Guarantee
We provide a 30-day callback guarantee on qualifying drain unblocking works.
If a blockage reoccurs within 30 days of the original visit on the same drainage line that we initially unblocked, we will arrange a free return visit to investigate and, where the guarantee applies, clear the recurring blockage.
The guarantee is subject to the following conditions:
- The recurring blockage must affect the same drainage line originally attended.
- The guarantee does not cover separate drainage lines or unrelated blockages.
- Where an existing defect or fault within the drainage system is responsible for the recurring blockage, the callback guarantee will not apply to that recurrence.
- Blockages resulting from misuse, inappropriate materials entering the drainage system or third-party interference are not covered by the callback guarantee.
- Additional works, repairs or investigations outside the original unblocking service may be separately quoted.
If a blockage reoccurs after the 30-day period, a further attendance or investigation charge may apply.
This additional guarantee does not limit your statutory rights if the original service was not carried out with reasonable care and skill.
2. Drain Repairs – 12-Month Workmanship Guarantee
Structural drainage repair works carried out by The McCann Family Drainage Company are covered by a 12-month workmanship guarantee, unless a different written guarantee is specifically agreed.
The guarantee applies to defects arising from the workmanship of the repair we completed.
It does not automatically extend to:
- Existing drainage defects outside the repaired section.
- General deterioration of the surrounding drainage system.
- Damage caused by third parties, misuse or subsequent alterations.
- Unrelated blockages, ground movement or other circumstances beyond the scope of the completed repair.
Where a qualifying workmanship defect is identified during the guarantee period, we will assess the issue and arrange appropriate remedial works.
Any claim should be reported to us as soon as reasonably possible after the issue is discovered.
3. Drain Lining Repairs – 5-Year Workmanship Warranty
Drain lining repair works carried out by The McCann Family Drainage Company are covered by a 5-year workmanship warranty.
This warranty applies specifically to the workmanship associated with the installation of the drain lining repair.
It covers defects directly attributable to the installation work undertaken by us.
The warranty does not cover:
- Damage or failure arising from existing structural defects outside the lined section.
- Subsequent damage caused by ground movement, subsidence, third-party works or external forces unrelated to our workmanship.
- Damage resulting from misuse, inappropriate substances or materials entering the drainage system.
- Alterations, repairs or interference with the lined section by another contractor.
- General deterioration of drainage components not included within our original scope of works.
To make a warranty claim, please contact info@mccanndrainagemanchester.com, providing your name, property address, the approximate date of the original works and a description of the problem.
We may arrange an inspection or investigation to establish the cause of the reported issue.
Where a valid workmanship defect is confirmed, we will undertake appropriate remedial works without charge.
This warranty is provided in addition to, and does not replace or restrict, your statutory consumer rights.
4. Drain Repairs – Existing Conditions and Additional Works
Drainage systems can contain hidden defects, including fractured pipes, displaced joints, root ingress, collapsed sections and deterioration that may not be apparent before work begins.
We will take reasonable care when inspecting and repairing drainage systems.
However, the full extent of an existing defect may only become apparent once excavation, cleaning, CCTV inspection or other investigative works have commenced.
Where additional defects or unforeseen conditions are discovered:
- We will explain our findings where reasonably practicable.
- We will advise whether additional works are recommended or necessary.
- Any additional chargeable works will be explained and agreed before proceeding, except where immediate action is necessary to prevent an imminent safety risk or damage and it is not reasonably practicable to obtain prior approval.
We are not responsible for the condition of unrelated or previously defective sections of a drainage system merely because we have carried out work elsewhere on that system.
Nothing in this section excludes liability arising from our failure to exercise reasonable care and skill.
5. High-Pressure Water Jetting and Electromechanical Unblocking
Drain unblocking may involve high-pressure water jetting, mechanical cleaning equipment, rotating cables or other specialist drainage equipment.
These methods are commonly used to remove blockages and deposits, but certain risks can arise, particularly where pipework is already damaged, poorly installed or structurally weakened.
High-Pressure Water Jetting
High-pressure water jetting involves introducing pressurised water into the drainage system.
Potential risks include:
- Flooding or surcharging where water cannot discharge freely through the system.
- Water escaping from existing fractures, displaced joints or defective connections.
- Loose or poorly secured pipework becoming displaced.
- Water backing up through internal drainage fittings.
- Existing structural weaknesses becoming apparent during the cleaning process.
Internal jetting may carry additional risks where drainage fittings, connections or pipework are already defective.
Electromechanical Unblocking
Electromechanical equipment uses rotating cables or specialist attachments to remove blockages and deposits.
Where pipework is fragile, damaged or obstructed by structural defects, there is a risk of existing damage being exposed or worsened during the unblocking process.
Our Responsibilities
Our engineers will take reasonable precautions and use appropriate working methods to minimise foreseeable risks.
Where significant defects or unsafe conditions become apparent, we may recommend alternative methods, further investigation or repair rather than continuing with the original unblocking method.
We cannot guarantee that an already damaged or defective drainage system will remain unaffected by the operation of suitable cleaning equipment.
However, we remain responsible for carrying out our services with reasonable care and skill. Nothing in these terms excludes liability for damage caused by our negligence or breach of statutory duty where such liability cannot lawfully be excluded.
6. CCTV Drain Surveys and Investigations
Customers should ensure that the type and scope of CCTV drainage survey requested are appropriate for the purpose they wish to achieve.
Different types of surveys and investigations may be required depending on whether the objective is to identify a blockage, assess the condition of pipework, investigate drainage routes or obtain information for a property transaction or other purpose.
The scope of the survey, including any report, recording, site plan or additional investigation, will be confirmed as part of the quotation or booking.
CCTV inspections are subject to practical limitations, including:
- Accessibility of inspection chambers and drainage connections.
- Blockages or obstructions preventing the camera from passing.
- Water levels and visibility within the drainage system.
- The condition, dimensions and configuration of the pipework.
- Sections of the drainage system that cannot reasonably be accessed or inspected.
A CCTV survey represents the visible condition of the inspected sections at the time of attendance and does not guarantee that all defects or future problems will be identified.
Where the survey provided matches the agreed scope but further investigation is subsequently required, additional services may be quoted separately.
We are not responsible for a survey failing to meet an objective that was not communicated to us or included within the agreed scope, except where our statutory or contractual obligations require otherwise.
7. Pricing, Quotations and Additional Charges
Our prices may vary depending on the type of drainage work, property, location, access arrangements, complexity and the equipment or materials required.
Before chargeable works commence, we will explain the agreed price or the basis on which the price will be calculated.
Where we provide a fixed quotation for a defined scope of work, that quotation will apply to the agreed scope unless additional or different work is subsequently authorised.
Additional charges may arise where:
- The customer requests work beyond the original scope.
- Unforeseen defects or site conditions require additional work.
- Specialist access equipment, materials or other services are required.
- Additional visits or investigations are agreed.
Any such additional charges will be discussed and agreed before the relevant work proceeds.
Prices for commercial properties or locations requiring additional travel may differ from standard domestic pricing.
VAT will be clearly identified where applicable.
8. Late Arrival – 10% Discount
Where our advertised late-arrival guarantee applies, a 10% discount may be available if we fail to meet an agreed arrival commitment.
The discount is subject to the following conditions:
- It applies only to qualifying reactive drain unblocking work.
- It cannot be combined with another discount already applied to the same job.
- Customers should bring the applicable late-arrival discount to our attention before making payment so it can be correctly applied to the invoice.
- The discount is calculated against the qualifying unblocking service charge, excluding any separately agreed additional works.
Any advertised eligibility conditions or exclusions will be explained where relevant.
This promotional discount does not restrict any statutory rights or other remedies available under applicable law.
9. Deposits and Payment Terms
For drain repair works, a 50% deposit is normally payable when the booking is confirmed.
The remaining 50% balance is payable upon completion of the agreed works, unless alternative written payment terms have been agreed.
For other services, payment arrangements will be confirmed at the time of booking or quotation.
Payment may be requested by an accepted payment method specified on our quotation or invoice.
Any additional works agreed during the job will be invoiced in accordance with the revised quotation or agreement.
Any refund or deposit deduction following a cancellation will be handled in accordance with the agreed contract and applicable consumer law.
10. Bookings, Access and Cancellations
Customers are responsible for providing accurate details of the property, the drainage problem and any relevant access or safety requirements.
Please inform us of any known hazards, access restrictions or circumstances that may affect our engineers’ ability to work safely.
Where safe and reasonable access cannot be provided, we may need to rearrange the appointment or agree alternative arrangements.
If you need to cancel or rearrange a booking, please contact us as soon as possible.
Where a customer cancels work after materials have been specially ordered, preparations have been made or services have commenced, reasonable costs may be payable where permitted by law and where the relevant charges have been properly agreed or disclosed.
Consumer Cancellation Rights
Where a contract is entered into remotely or away from our business premises, consumers may have a statutory 14-day cancellation right, depending on the circumstances.
If you specifically request that services begin during an applicable cancellation period, additional rules may apply. Where legally permitted, you may be required to pay a proportionate amount for services supplied before cancellation.
Certain contracts for visits specifically requested to carry out urgent repairs or maintenance may be exempt from the normal cancellation right.
We will provide any required pre-contract cancellation information and obtain any necessary request or acknowledgement for early commencement of services.
Nothing in these terms removes any statutory cancellation or refund rights that apply to your booking.
11. Customer Information and Marketing
We collect and use customer information to respond to enquiries, manage appointments, provide drainage services, maintain relevant records and communicate about works.
Information may be processed using our website contact form, live chat, email and job management systems, including ServiceM8.

We will only send marketing communications where permitted under applicable data protection and electronic marketing laws.
Customers may ask us to stop sending marketing communications by contacting us using the details below or using any applicable unsubscribe facility.
Service-related communications concerning enquiries, bookings, ongoing works, invoices or guarantees are separate from marketing communications.
12. Liability, Statutory Rights and General Conditions
We aim to provide drainage services professionally and with reasonable care and skill.
We are not responsible for unrelated pre-existing defects, misuse of drainage systems or damage caused by third parties, except where we have contributed to a loss through a breach of our legal or contractual duties.
Any descriptions of technical risks, survey limitations or warranty exclusions in these terms must be read alongside our obligation to exercise reasonable care and skill.
Nothing in these Terms and Conditions limits or excludes liability for:
- Death or personal injury caused by negligence.
- Fraud or fraudulent misrepresentation.
- Breach of statutory consumer rights where exclusion is prohibited.
- Any other liability that cannot legally be limited or excluded.
Consumers have rights under the Consumer Rights Act 2015, and our voluntary guarantees and warranties are additional to those rights.
These terms are governed by the laws of England and Wales, subject to any mandatory consumer protections that apply.
